There are so many things that can determine how much your home is worth. Once you have decided to sell your home the first thing you need to know is How Much Your Home is Worth in today’s market. Real estate market trends are ever changing. Buyer trends and Seller trends are set in the industry and based on information feeds from the Multiple Listing Service. This information can be researched by your Realtor for every situation. If you are a seller, there are key factors that will affect the success of selling your home. There are many to list including some key factors such as

• How many homes have sold in my immediate area in the last six months?

This is a true indicator of how popular your neighborhood is for buyers. This can also be deceiving because not all neighborhoods have substantial turnover. This can also be a good indication that people who live in that particular neighborhood are happy there and do not want to move so you may have to go back as far as a year or go to similar neighborhood to find sells that may be relevant for your listing. Look at the ones that have sold and try to determine why they sold. This will be your model to go by.

• What is my competition?

This is also a key factor. You need to know how many homes in your immediate area are on the market for sale.  You need to see what those listing prices are for each home but more importantly you need to know how long those homes have been on the market without selling or offers. This is a key indicator that the homes may either be over priced for the market or are they not selling because of the condition of the home.

• What makes my home special?

Almost everyone thinks that their home is special but when selling, you need to take a hard realistic look at what really sets your home apart from others in the same area. Some of things are hard to scrutinize. For instance, you may think that your color scheme is the best.  You need to know that some of the things that you may like may not be that appealing to a buyer. Make sure that you understand the right things to look at such as my home has a bonus room over the garage and the others do not or you may have a larger more private lot. Those are the things that will really set your home apart in price point and popularity for showings.

You should have a qualified Realtor that you have confidence in to give you the “Straight Facts” about your home before you list. Listing and hoping for the sake of hope that it sells rarely works in any market. Let your realtor make suggestions to you and keep an open mind to what they suggest and try to accomplish every one of those suggestions. The reality is that if you have a home that does not stand apart then you will have to make concessions in your price. Remember, any property is sellable if the right person sees it at the right time so make sure you list with a Quality Experienced Realtor (hopefully me) that will keep as much traffic as possible through your home. This will drastically increase your odds of selling your home successfully and in your timeframe.
